Are You Recycling Right?

The Do’s and Don’ts of Recycling

The recycling industry is experiencing high levels of contamination – trash in the recycling – at a time when the requirements for quality (clean recycling) are increasing due to new policies implemented by end markets for recyclable materials.

Earlier this year, China began to limit the quality and quantity of material it accepts for recycling, impacting the recycling industry world-wide. As a result, our focus on quality is higher than ever, as we work to ensure the long-term sustainability of our recycling programs.

When non-recyclable items (contamination) end up in the recycling, they have the potential to turn the entire load into trash, resulting in contamination and additional processing and disposal costs.

IMPORTANT

Under West Fork Village and Waste Management service terms, we may be assessed contamination charges of up to $69.00 per yard (based on the size of the recycling container) for excess contamination found in the container during recycling collection.

Please help our community putting the right items in the recycling containers

 

Here are some tools for success – follow these simple rules to avoid contamination charges.
RECYCLING DO’S RECYCLING DONT’S

DO recycle all empty plastic bottles, cans, paper and cardboard.

DO keep foods and liquids out of recycling.

DO keep plastic bags out of recycling.

DON’T bag your recyclables – plastic bags and film get tangled in the machinery.

DON’T include food-soiled items – they can turn an entire load of recycling into trash.

DON’T add sharp or dangerous materials like needles and electronics – they can cause injury to our workers.

DON’T toss in “tanglers” like rubber hoses and wires – they can shut down an entire recycling center!

DON’T include bulky items like propane tanks or construction debris.

Pool is open!!

This means more visits to the clubhouse, please be aware of our Clubhouse’s rules. Here are few of them, but to learn more about all of them please visit our website, or come to the office for a copy of them.

  • West Fork Village O.A., Inc. is a strict “Drug-Free Zone
  • No Smoking on the Premises
  • No Food or Drink In or Near Pool or Hot Tubs
  • No Pets, bikes, skateboards or roller blades are permitted within the Clubhouse, pool or gated areas
  • Shower Before and After using Pool or Hot tubs.
  • Glass containers are not permitted in the pool or spa areas.
  • Hosts MUST accompany their guest at ALL times.
  • Back gates are for EMERGENCY exit ONLY.
  • Not lifeguard on duty.

Swim at your own risk. Practice safety!

July 14, 2018 is our Annual Meeting at 10:00 AM; and we have two opening positions in our Board of Directors, we’d love to hear from you if you would like to be part of our Board of Directors.

Tips for running for the Board of Directors:

Being part of the HOA board can be a very rewarding experience. You get to help guide decisions that impact the community and make it a better place to live. You have the opportunity to make a positive difference. However, it also means handling difficult situations and putting in the time and energy to make things happen. It’s a give and take. Still, being on the board can be a wonderful opportunity and learning experience.

If you’re thinking about running in the next election, here are a few things to keep in mind to boost your candidacy:

  • Stay involved. Make sure you regularly attend all board meetings and know what is happening in your community and what topics are up for discussion. Establish a positive reputation and provide constructive feedback and suggestions.
  • Make yourself known. In a similar regard, attend events and get to know your neighbors. Make it a point to introduce yourself and engage in conversations with other community members. Let them know more about you and become a familiar face.
  • Educate yourself. Read up on the governing documents of the HOA. Make sure you understand how decisions are made, what issues have been voted on in the past, proper policies and procedures for handling different situations, and what your responsibilities would be as a board member. Check the association website for bylaws, covenants, past minutes and newsletters, or inquire about how to get copies.
  • Consider your qualifications. Think about why you want to run for the board and what makes you qualified to hold such a position. Do you bring management or leadership experience? Do you have a strong financial background? How long have you been living in the community? What do you bring to the table that would make you a good fit on the board?
  • Keep an open mind. Be willing to take others’ ideas and viewpoints into consideration. Other members will be entrusting you with making decisions in their best interests. It can’t be all about you and what you want. It’s about the community as a whole, and that means looking at the bigger picture.

As you prepare your speech or letter to the community regarding your decision to run for a board position, take time to reflect. Consider what is most important for others to know and why they should vote for you. You want to garner support but also not make promises that are beyond your reach. Focus on practical measures and realistic goals to build trust.

If you are elected to the board, take time to get to know your property manager and build positive relations.

Did you know the Clubhouse has security cameras?

Yes!! For our security we have 8 cameras installed within the Clubhouse, pool and spa areas; this help our facility to stay watched during the times management is not around.

We still need your help if you see something that is happening isn’t right please let the manager know, you can email or write a complaint.

15.15.2 No noxious, destructive, or offensive activity shall be carried on in any Unit or in the Common Elements or any part thereof, nor shall anything be done within the Project which may be or may become an annoyance or nuisance to any other Owner or to any person at any time lawfully using the Project.

 

15.15.3 No annoying lights, sounds, or odors shall be permitted to emanate from any Unit to any other portion of the Project.
